A restoration coating can add years to an aging commercial roof without a tear-off. It only works on the right roof, though, and the most important part of our job is telling you honestly whether yours qualifies.

When a Coating Makes Sense
A coating is a restoration, not a repair patch and not a new roof. It's a good fit when:
- The deck and insulation are dry. This is non-negotiable.
- The existing membrane or metal is still attached and structurally sound.
- Drainage is workable. Ponding areas are addressed first, or you choose a product rated for them.
- You want to extend service life and defer the capital cost of a full replacement.
A coating is the wrong choice when the insulation is saturated, the membrane is delaminating across large areas, or the deck is damaged. In those cases a coating traps the problem, and we'll recommend repair or replacement instead.
