Repair
When it fits: the membrane is sound and the damage is limited to seams, flashings, penetrations, drains, or storm-damaged areas.
Leaks are traced at the source, and the repair method matches your system. Heat-welded patches go on TPO, compatible materials go on mod bit and BUR, and metal gets fastener and panel repairs. Every repair is photographed before and after.

Restore
When it fits: the roof is aging but the deck and insulation are still dry. Roofs in this condition can often be restored with a fluid-applied coating instead of being torn off.
We apply acrylic and silicone restoration coatings on roofs that qualify. A moisture assessment comes first. If wet insulation or a failing substrate rules out a coating, we tell you, because a coating over wet insulation fails. See commercial roof coatings.

Replace
When it fits: the substrate is saturated, the system has failed, or the roof is at the end of its service life.
We install Versico single-ply systems and service all major commercial manufacturers. Your written bid names the manufacturer, the system, the attachment method, and the warranty you're buying. There are no generic "premium materials" lines.

We phase the work and coordinate access, noise, and debris so your building stays open.

Installation to manufacturer specifications
Seams are probed, drains are verified, penetrations are sealed, and each checkpoint is photographed.

Closeout
We do a final walk-through, hand over as-built photos, and deliver your warranty documentation.

Commercial Roof Maintenance Contracts
Most manufacturer warranties expect the roof to be maintained. Our maintenance contracts put that on a schedule.
- Biannual inspections, spring and fall, timed around North Texas storm season.
- Drain, scupper, and gutter clearing.
- Seam, flashing, and penetration checks, with minor repairs handled on the visit.
- A photo-documented report after every visit, the record you want on file if you ever make a warranty or insurance claim.
- Priority scheduling for contract customers after a storm.

I would strongly recommend Ultra Roofing. They did a great job replacing my old gravel roof with an immaculate flat-roof TPO system. It is a residential property but the flat roof is large and complex, bordering on a commercial scale project.
